OUR PROCESS/FINDING THE RIGHT BUILDERS

The process of building a home requires skill in many different areas as well as good organization and project supervision. From hiring the right subcontractors to a knowledgeable and competent staff, Eagle Creek Builders has a team that knows how to get the job done. 
  • Pre construction:

    Pre-approval is the initial step every homeowner should take when deciding to build. Getting to the right lender is just as important as finding the right builder. We can assist you with suggestions of area lenders that specialize in the new construction arena, offer competitive rates and are competent in getting the process done in a timely fashion. 


                Deciding where to build as well as what size and type of home are the first steps in the process. We can assist with that process by helping locate the lot or land in the area you want to live in.  Next you can take a look at some of our model homes or meet with our design team or our architect to come up with a new plan that fits your needs. We will put together a price with everything on your wishlist.  After that comes finalizing your blueprints and specification book  and getting the contract paperwork signed. Once everything is ready we will send it to your lender for appraisal and final approval. Once we get started your home will be completed in approximately 5 months.

  • The Building Contract/Draw Schedule

    Many clients are not aware of just how the building loan is dispersed. We follow a schedule of completion, paid in percentages as the house progresses. Once all financing is complete and everything is approved you will meet with the lender to begin. At that time the lot is paid for. Once the home is actually under construction the draw schedule is paid as follows:

                 15% when foundation is poured and ready for sills

                  25% when roof is applied

                  30% when drywall is installed

                  25% when ready for paint

                    5% upon final completion

    All draws require all the county inspections to be done and approved as well as the lenders inspection to verify percentage complete before money is released to us. In the case of a home being finished in winter, some areas like landscaping and sprinkler system monies will be held until complete.

  • Construction begins:
    1. Site Prep - Permits are pulled, the lot is surveyed and staked in accordance with subdivision setbacks and easements. The digger is ready to put a hole in the ground!
    2. Foundation - The excavation of your house has been finished and the concrete company is coming to pour your footers and foundation walls. Once the concrete is dry the waterproofing company  sprays your foundation walls to create a waterproof barrier. Finally the house is inspected by the county for approval and backfilled.
    3. Framing - Our framing crew comes on sight within the following days and starts assembling the skeleton of your home. As they continue the roof is erected and all the house walls get their sheeting. 
    4. Windows & Roof - Now that your framers are about done windows and exterior doors are installed and the roofer comes on sight to begin applying felt and shingles.
  • Rough Trades:

    The first step in this stage is for us to schedule an electrical walkthrough with our design team and electricians. We will go over how you want to layout your home so we can accomodate any specific electrical needs now. This will allow us to show you what is standard for wiring, location, and if you want to make any changes. While that is going on the heating and cooling subcontractors and plumbers come out to rough in all the initial duct work and drain/water lines. The final step of this process is having the local county inspector come and walk through the whole house. They will check everything from framing to rough trades to make sure everything is built to code. 

  • Siding & Stone:

    The siding subcontractor goes out and begins as soon as the material has been delivered to the job sight. Once the siding is finished on the front of the house the stone subcontractor can begin to layout the stone or brick for the front of the house.

  • Insulation & Drywall:

    Once we have passed our structural and rough trade inspections we bring in the insulators. Because we strive for higher standards in energy efficiency  we have them use an expandable spray foam as the first layer which seals any seams and spaces stopping air infiltration and then hang fiberglass batt insulation overtop. Next  drywall board is hung, taped, covered in drywall mud, sanded, and spray textured. The ceilings and closets will have a knock-down finish. The drywall process from hanging to finishing can take about 12 - 15 days.

  • Interior Selections & Design

    You will work with our design specialist to select all interior finishes from cabinets to countertops, tile, carpet, lighting, fixtures and finishes including paint colors. We will make sure everything coordinates to get the finished look you want.

  • Prime Paint & Tile:

    Painters  come and spray ceilings and roll out your walls with the initial prime coat of paint. Once that is complete the tile guys come in to install cement board on the floor where the tile is going. The tile will be laid throughout the parts of the house you have selected for tile, which usually consists of the foyer, bathrooms, laundry room, and master shower. 

  • Interior Trim:

    During this stage the finish carpenter comes in and installs the cabinets, moldings and baseboard, along with interior doors. The carpenter also has the stairs and fireplace mantel cut and assembled. At this point in the process any custom work you have requested will be started or completed by the finish carpenter. 

  • Paint:

    When the painters come back is where your house's personality really comes to shine through. This process starts with the painters filling and sanding all of the baseboard, trim work, and doors. Once finished, the painters spray out all of the baseboards, doors, and trim with the enamel paint. Finally the painters roll out the walls for their final coat of paint and cut in any corners and lines, which all makes for an outstanding finished paint job.

  • Finished Trades:

    This is the stage that is better known as the beginning of the end, because this is where your house finally begins to look like a finished home. The countertops are installed throughout the house as well as any luxury vinyl plank flooring being used. We then proceed to have the electricians come in to plug & switch, hang fixtures, fans, and complete the alarm system. At the same time the plumbers will be installing faucets,  toilets, and attaching shower/tub accessories. Finally the heating and cooling subcontractors finish the furnace hook up, add the vent covers, and drop the AC outside. During this time the finish carpenter comes back and installs all cabinet hardware, shoe mold, and door handles. The last part of this phase is when the carpet is brought in, cut to size, and installed. 

  • Final Touches:

    During this stage the mirrors, closet shelves, shower doors, and towel bars are installed throughout the house. The painter is brought through one more time for any paint touch-ups and caulking. Finally a member of our staff  walks through and produces a punch list for anything that might be missing. 

  • Exterior:

    This stage takes place at different intervals during the end of the build. First we have the grading finished and follow it up with the installation of the sprinkler system. Then depending on the time of the year we will bring in our landscaper and he will go over our standard package, determine what colors you may want and if you want any plantings in particular or extras added such as stone or extra mulched areas.

  • Final Clean:

    While no one cleans a home like the homeowner we make every effort to turn the home over move-in ready. Windows are washed, cabinets are vacuumed out, all surfaces are wiped down, carpet and floors are swept, basement is mopped, and garage floor is power washed.

  • Turning Over The Keys:

    As we get ready to turn this lovely home over from our hands to yours we take one more walk through with you and a member of our staff. We will go through everything in your house looking for minor problems, subtle changes, and explaining how everything works. Included in this process is the closing packet where we give you all of the information on your house and our one year warranty form. We advise our homeowners to “live-in” your home for a few weeks and make a list of any items needing attention so we can schedule subcontractors accordingly.  Our office staff is always ready to answer your questions and help in any way we can.
